I couldn't believe this apartment manager had not been doing background checks on his new tenants but it was so clear as we talked on the phone for the first time.  He told me that he was in a legal battle to get one of his renters out of an apartment and this battle had been going on for over a year.  In the meantime; no rent, no opportunity to rent out a valuable apartment. I have found that even the most impressive candidates can have a criminal record and can be the best at hiding it. Remember, I'm here to make sure you don't get stuck in a legal battle over an eviction and miss rent payments like my friend above.
